Your guide to understanding development news in Charleston, SC

We’re following up on our new and coming soon businesses story with a guide to development terminology. Check out these definitions of common terms paired with ongoing projects and examples you might recognize in the Holy City.

Mixed-Use

These are projects that provide more than one purpose in the community, like a building with apartments on top and shops on the bottom. Expect to see combinations of housing and commercial components.

Think: Proposed plans for the Union Pier redevelopment, which feature a mixed-use neighborhood with housing, hotel rooms, civic spaces, and public parks. Check out the Master Plan.

Rezoning

This changes an area of land from the city’s designated use. Examples of rezoning requests include developers looking to build a high-rise in a neighborhood with a height restriction or open a business in an area marked residential.

Think: Zoning changes approved by the City of Charleston Planning Commission for a proposed luxury hotel on Meeting Street where the Days Inn used to be. (The Post and Courier)

PUD

PUD stands for Planned Unit Development, or land planned and developed according to an approved master plan. Developers work with local government to determine how the land will be used.

Think: Union Pier, again. The project’s PUD application is currently being reviewed by the city. The approval process includes review by the Technical Review Committee, Planning Commission, and City Council.

Saturday, March 11
  • ArtFest: The Art of Fun | Saturday, Mar. 11 | 11 a.m.-3 p.m. | Mount Pleasant Towne Centre, 1218 Belk Drive, Mount Pleasant | Free | Enjoy local music, dance and visual art performances, food + more at this annual family-friendly event.*

Civic
  • Last week, Charleston’s Technical Review Committee requested several alterations to the plans for Union Pier, including reducing building height limits. The proposal is expected to be resubmitted to the city after changes are made. 🏗️ (The Post and Courier)
  • The City of Charleston is developing a 2023 Hazard Mitigation Plan and asks the community to weigh in on the process. Take the survey. The plan may be approved by this summer or fall. (WCSC)
Closed
  • Glazed Gourmet Doughnuts on King Street is closed until further notice after its founder and owner Allison Smith died in a car accident last week. Allison and her husband Mark opened Glazed in 2011. “We will never be the same without our leader at the helm.”
Community
  • The Historic Charleston Foundation received a $75,000 grant for its Common Cause Loan Fund, which aims to help qualifying residents stay in their historic homes in need of repairs on the peninsula. The grant will fund three or more projects. 🏠 (WCSC)
Environment
  • Hurricane Ian caused significant erosion on Folly Beach, and the town has received $27 million in federal funds for beach renourishment. Approximately 900,000 cubic yards of sand will be added — that’s enough to fill ~90,000 dump trucks. 🏖️ (WCSC)
Development
  • A new commercial development is coming to 108-112 Red Bank Rd. in Goose Creek. The property is expected to be occupied by Habitat for Humanity and a restaurant. Construction may begin in the coming months. (The Post and Courier)
Traffic
  • Pavement resurfacing is underway on the Isle of Palms Connector. Charleston County Public Works is set to work from Rifle Range Road to the base of the bridge from 7 p.m. to 6 a.m. through Friday, March 10. Expect nighttime lane closures. 🛣️ (WCIV)
State
  • Register your business for the 2023 Best Places to Work in South Carolina, which considers the company’s practices, programs, and benefits. A celebration for the winners is set for Thursday, August 10. Stay tuned for more info.
  • Scout Motors Inc. is investing $2 billion, creating 4,000+ jobs, at its new manufacturing plant in Blythewood (near Columbia). The company will build all-electric trucks and SUVs and expects to produce 200,000 vehicles at its SC plant each year once it starts production by the end of 2026.

Outer Banks filming locations in Charleston, SC

With season three of Netflix’s “Outer Banks” out now, we’re sharing our list of some of the show’s most iconic filming spots in Charleston — along with fun facts and history.

Heads up: This is not a comprehensive list. For all of you local film buffs, check out our guide to “The Notebook” filming locations in the Lowcountry, too.

Lowndes Grove

  • Use: This scenic property (pictured above) serves as Sarah Cameron’s family home on the waterfront throughout the series.
  • History: The main house was built in 1786 and converted into an event venue after it was purchased by Patrick Properties in the late 2000s, often booked for weddings today.

Morris Island Lighthouse

  • Use: This iconic landmark can be spotted in the background throughout the series and seen up close in season three.
  • History: Head to Lighthouse Inlet Heritage Preserve for a closer look at this historic offshore lighthouse. The structure was built in 1876 and is undergoing preservation efforts by Save the Light.
