What if The Powerhouse at the Navy Yard Charleston became the Lowcountry’s next concert hall, event space, or spot for film production? Well, that dream could become a reality. The Powerhouse, a history-rich space, was recently listed.
The 31,875-sqft building and its roughly two-acre plot sit in an opportunity zone on the corner of North Hobson and McMillian Avenues in the North Charleston redevelopment project, which aims to transform the historic naval shipyard into a vibrant live-work-play community.

Here’s the seller’s vision: Inspirational design plans for the Powerhouse feature spacious areas with truss ceilings. Mock-ups show the first level could include an artist space, production offices, and a bar area, while the second level offers VIP lounges and additional support spaces.

Locally-owned restaurants, bars, and entertainment spots across SC are closing, citing rising liquor liability insurance premiums. It’s a complex issue, and we’re trying to help make it easier to understand.
A 2017 law
Let’s go back to 2017 when a new state law required businesses serving alcohol after 5 p.m. to carry at least $1 million in liability insurance.
While the law was designed to protect victims of alcohol-related incidents, it has led to financial strain on small businesses and driven insurers out of the state, causing rates to spike.
