Leaders break ground on Charleston’s largest mixed-use project, Magnolia Landing

Magnolia Landing will be the newest waterfront work, live, and play project in the Charleston area, and its been in the works for nearly 20 years.

Highland Resources, Inc., joined city, state, and national leaders to break ground on Charleston’s largest mixed-use development project: Magnolia Landing.

The waterfront project has been in the works for nearly two decades, so let us refresh you on how this project aims to serve the Charleston community.

Officials break ground on the new neighborhood — and if you look closely, you may see Charles Towne Landing across the river.

What
The work, live, and play development will span 192 acres total + is set to feature parks, a marina, living spaces, office space, retail shops, restaurants, docks, and entertainment options. Let’s take a closer look at how that land will be used:

  • Up to 1 million sqft of office space
  • 24 acres of public parks + green space
  • 49 acres of marshland
  • Up to 200,000 sqft of retail + restaurant space
  • Up to 4,000 residential units
  • Around 1,080 hotel rooms

The area will also feature day-dock options, four waterfront restaurants with direct day-dock access, a boat club, monthly slips, and a variety of watersport activities.

Where
The Milford Street development will sit along the Ashley River (across from Charles Towne Landing), just off I-26 on the neck of the peninsula. The neighborhood will have quick access to King + Meeting Streets.

When
There will be several phases to the construction of this waterfront neighborhood, starting with roadwork. With a full build-out anticipated by 2040, the area plans to welcome its first residents as soon as 2027.
