Morrison Yard continues to grow with new tenants and developments

We’ve seen lots of development in the North Morrison neighborhood.

Woodfield Development has announced a lineup of new tenants set to open at Morrison Yard, a master-planned mixed-use development on the upper peninsula.

The redevelopment site in the North Morrison neighborhood currently includes Morrison Yard Residences, which offers rental units ranging from studios to three-bedroom apartments with various amenities.

The area also includes the Morrison Yard Class A office tower, which was completed in 2023, fully leased, and houses multiple businesses. Other existing tenants in the development include JINYA Ramen Bar, which opened earlier this year, and BODYROK, a Pilates fitness studio that launched last fall.

What’s coming?

The multimillion-dollar master plan is expected to be completed by 2027. Upon completion, Morrison Yard will feature:

  • Over 138,000 sqft of Class A office space in a 10-story tower
  • Over 34,000 sqft of street-level retail
  • Luxury residences
  • A premier event venue
  • Public space
  • A 250-room Kimpton boutique hotel

Here’s the details we know:

  • Barry’s, an international fitness brand known for its RUNxLIFT classes, is scheduled to open a studio this spring.
  • A new Arthur Ravenel Jr. Bridge pedestrian entrance at Morrison Yard will also open this spring, including sidewalks and plans for a crosswalk and traffic light at Morrison Drive and Johnson Street.
  • The Kimpton Hotel is finalizing design and permitting, with construction expected to begin this fall. The hotel is projected to open in 2028 and will include 16,000-sqft of meeting and banquet space, a rooftop restaurant, and a bar with a pool. The Kimpton brand is owned by UK-based InterContinental Hotels Group, which operates more than 75 hotels worldwide.
